Stormwater Review for Compass Pointe Center

Stormwater Review Notes:
The Submittal needs the following:
a. Stormwater Narrative.
b. City of Mebane O&M Agreement (Attached).
c. Storm Drain Design (Plan/Profiles).
d. Sectional View of Pond.
e. Landscape/Planting Plan (with approved plants from BMP Manual).
f. Pond Details sheet.
2. What is downstream of the proposed WQB? It is not clear if any structures are downstream or what
the existing off site drainage patterns are.
3. Use Rational Method for Routing. Rational is preferred on smaller drainage basins like the proposed
project.
4. Fence type needs to meet City standards (attached).
5. All future upstream development completed after the proposed improvements (that is tributary to
pond) will need onsite erosion control to prevent sedimentation of pond.
6. Label Water Quality Orifice on plans.
7. Emergency Spillway needs to be matted or rip -rapped if it will be activated in 100-year storm.
8. WQB does not appear to have 1' of freeboard as required.
9. Plan does not show anti -seepage details or anti -flotation details for riser or outlet pipe.
10. Show maintenance easement on WQB.
11. Show maintenance easement to all stormwater devices.
12. Provide Erosion Control plan and approval from NC Land Quality.
13. Provide a copy of the Stormwater Application.
14. Provide the Simple Method Water Quality Volume Calculation.
15. Complete the attached Jordan -Falls Lake Nutrient Loading Calculator for the project. The Tool can
be found at hqp://portal.ncdenr.or /g web/jordanlake/implementation-guidance-archive. Please note
that compliance with the Tool is not required but submitting a copy of the Tool is required.
