THIS DEED, made this 25`" day of February, 2021, between BILL HANKS LUMBER
CO., a North Carolina corporation (the "Grantor"), and ADAM NEAL STEWART and spouse,
AMBER RICHARDSON STEWART (collectively, the "Grantees");
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantees, receipt
of which is acknowledged, hereby grants, bargains, sells and conveys unto the Grantees and their
heirs and assigns, in fee simple, the lands (the "Premises") situated in Peters Creek Township, Stokes
County, North Carolina, described on Exhibit "A" which is attached to and incorporated in this deed
by reference.
TO HAVE AND TO HOLD the Premises and all privileges and appurtenances thereunto
belonging, unto the Grantees and their heirs and assigns, in fee simple forever.
AND THE GRANTOR covenants with the Grantees that the Grantor is seized of the
Premises in fee and has the right to convey the Premises in fee simple; that the Premises are free
from encumbrances, except as stated below; and that the Grantor will warrant and defend the title
to the Premises against the lawful claims of all persons, subject only to the following exceptions: (1)
street and utility easements and rights of way of record, or visible upon the Premises; (2) applicable
restrictive covenants of record; (3) ad valorem real property taxes for the year 2021 which shall be
prorated between the parties as of the closing date; and (4) zoning and building laws, rules,
regulations and ordinances.

Registry) and marks the northwest property corner of the herein described tract; thence, South
77' 34' 03"East 469.023 feet to an existing iron; thence, North 70' 28' 07" East 77.52 feet to a
railroad spike located in the centerline of Pinery Grove Church Road; thence, South 06' 01' 51"
West 22.36 feet to an existing iron; thence, South 15' 00' 46" West 660.33 feet to an existing
iron in a stump; thence, North 80' 59' 12" West 249.07 feet to an iron; thence, North 09' 04'
33" West 48.57 feet to an iron located within the pavement of Piney Grove Church Road;

197.94 feet to a new iron pipe; thence, North 4° 44' 53" West 765.85 feet to a new iron pipe;
thence, North 80' 44' 12" West 264 feet to a new iron pipe in George Mabe's line; thence,
North 78' 36' 08" East (passing over an existing iron pipe at 961.25 feet) a total distance of
1165.28 feet to a new iron pipe; thence, South 5° 46' 52" West 792.80 feet to an existing iron
stake; thence, North 70' 22' 52" West 100.92 feet to a new iron pipe; thence, South 12' 28' 25"
West 46.59 feet to a new iron pipe; thence, South 74' 54' 03" East 104.18 feet to a new iron

and a 15' gravel road running North from Piney Grove Church Road and from said
BEGINNING runs North 3° 10' 48" West 504.57 feet to a new iron stake; (a corner agreed to by
Canie Sands and Bill Hanks); thence, South 56' 15' 0 1 " East 197.94 feet to a new iron stake;
thence, south 5° 21' 17" West 495.22 feet to a new iron stake (a corner agreed to by Canie Sand
and Bill Hanks); thence, North 42' 19' 35" West 134.21 feet to the BEGINNING and
containing 1.481 acres, more or less.
