The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors, and assigns, and shall
include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby acknowledged,
has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that certain lot or parcel of
land and more particularly described as follows:

William Harold Allison died testate on 2/1712019. See 19E384, Cabarrus County Registry.

109, Cabarrus County Registry.
A map showing the above described property is recorded in Plat Book, Page, and referenced within this instrument.

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the
Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to convey the
same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and defend
the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:

BEGINNING at a point within the right-of-way of Hickory Ridge Road and slightly east of its
centerline, said point being the northwest corner of a tract of land conveyed to Grantor by
Grantee by deed of even date herewith, and running thence with three courses and distances
within said road right-of-way, as follows: (1) North 00-41-22 East 142.04 feet to a point;
(2) North 00-41-22 East 198.43.feet to a point; and (3) North 11-10-41 West 88.73 feet to
a point; thence leaving said right-of-way and running North 87-03-40 East with the southerly
line of the Suggs property (now or formerly) and passing a #5 rebar at 11.63 feet, for a
total distance of 1,063.15 feet to a'pipe;.thence continuing with a line of the Suggs
(now or formerly) property South 89-58-35 East 2,520.82 feet, crossing a creek at approx-

of Grantor and Grantee in five calls, as follows:.(1) North 21-45-12 East 316.21 feet to a
set #5 rebar; (2) North 68-14-59 West 1,258.93 feet to a set #5 rebar; (3) South 71-51-03
West 272.14 feet to a set #5 rebar; (4) North 89-58-50 West, passing a pine tree on line,
250.01 feet to a set #5 rebar; and (5).South 57-04-27 West 1,060.92 feet to the point or
place of BEGINNING.

Subject to an easement for utility purposes which is hereby reserved unto Grantor, their
heirs and assigns, the game being thirty feet in width, and the same being.mare particularly

made to said deed for the description of the easement so reserved.
