The subject property consists of approximately 2.6 acres and contains an existing single story commercial building and an old single family residential house currently being used for storage only. The property is being used for a landscape business that consists of creating soil amendments, mulch, and topsoil to be used in residential, garden, and commercial applications. Currently there is one gravel driveway and parking area that serves the business. The proposed driveway extension with the stream crossing is necessary in order to provide a loop driveway to create a one -way traffic flow for commercial vehicles including dump trucks and trailers. �— Due to the high traffic flow on Cleveland Road (SR 1010), there is a high potential of collisions at the current driveway entrance. Currently there is little turn around room for large dump trucks and trailers requiring backing up onto Cleveland Road. By extending the driveway and tying into another existing driveway encroachment, traffic will be able to enter the site at one entrance and exit at another location. This one -way traffic flow will greatly reduce the potential for collisions at the entrance and Cleveland Road. If any additional information is needed, please advise.
