Beachside Commons Townhomes & Beachside Plaza — Stump Sound
Sneads Ferry Ventures, LLC proposes to develop a 15.77 acre tract located on NC Hwy
210, 0.47 miles North of its intersection with NCSR 1518 in Onslow County.
The proposed development includes a 100 residential townhome units (2 and 3 bedroom),
17,495 sf retail space and a storage facility, with associated parking & sidewalks.
The site is currently undeveloped and contains considerable 404 wetlands along the
northern boundary and across the rear. Site topography is generally flat to'gently sloping (0
- 2%).
The project site is located in the White Oak basin and drains to an UT of Mill Creek
(SA;HQW — 19-39-3-1). The proposed development activities are high density (percent
impervious > 12 %); therefore stormwater treatment is required. The proposed
development will divert all stormwater to the previously permitted Wet Pond serving the
Hampton Inn (SW8 160102)
The site was recently rough graded and was erosion control devices (construction entrance,
silt fence, diversion ditches/berms and Sediment Basins were installed and are still
operational. These existing devices will be supplemented by new silt fence and additional
sediment traps where necessary. will be installed to protect adjoining properties from
sediment.
The development is to be served by 8" gravity sewers connecting to the existing gravity
sewers and pump station serving the adjacent Hampton Inn site. That pump
station/forcemain is connected to an existing 12" sewer forcemain along NC Hwy. 210 and
is owned by PLURIS LLC.

1. Project Descrintion/Narrative
The project consists of capacity evaluation for the existing pumping station which serves the Hampton Inn
hotel on NC 210 near its intersection with NCSR 1518 in the Stump Sound Township. The station will
continue to serve the 90 room hotel, however will now accommodate a proposed mixed use (townhomes
and retail) development on the adjacent vacant tract. The existing pump station is connected to the existing
12" pressure main along NC 210.
