The proposed site is located along a main thoroughfare for the Town of Rolesville and the vicinity is a mixture of residential, commercial, undeveloped land, and agricultural with some institutional properties. 4b. This mixed use space will support the Town of Rolesville's Main Street Vision Plan, including providing multi -family housing and reestablishing a town center. Per this Plan, mixed use development is considered a principle of smart growth. This development will contain a mix of residential, retail and commercial space, and a municipal flex space in addition to outdoor event space. 41. Describe the overall project in detail, including indirect impacts and the type of equipment to be used:* This project will be a mixed use development. The residential portion of the project will consist oft 12 one bedroom apartment units, 4 one bedroom/loft apartment units, and 64 two bedroom apartment units, resulting in a density of 16.4 units per acre. There will be 49.830 square feet of commercial and retail space and an additional 18,200 square feet that will serve as a municipal Flex space. A 0.44-acre space will be designed as an outdoor event space. In addition to the parking area, construction will include landscaping, lighting, stormwater management facilities (a wet pond), and the installation of utilities to support the development. Construction will be performed by standard commercial construction equipment. No specialized equipment not regularly seen on commercial projects is anticipated. 4j.
