Specifically, the project is directly west of the previously permitted and constructed Hawthorne at Pine Forest Apartments Phase I project. According to the latest FEMA flood panels, portions of this property are located within the flood plain (Zone AE; see attached FEMA Flood Map for information). Referencing the NC Surface Water Classifications, the property drains to Midway Branch which has a stream classification of C; Sw (Index #15-25-1-6-1) and is within the Lumber River Basin. The Developer (Hawthorne Residential Acquisition, LLC) plans to install a gravity sewer system to serve the second phase of the Hawthorne at Pine Forest Apartments development. This second phase of development will consist of 132 apartment units with a flow totaling 19,320 gpd. The gravity system will tie into the permitted and constructed WQ0039987 Pine Forest Planation Development via an 8-inch gravity main and go into the internal PS in the permit above. From this pump station, the sewage would then be pumped by way of an 8" force main to an existing sewer manhole just west of US Hwy. 906 (Midway Rd SE) along the entrance road to Lowes Food Market.
