In our due diligence for the site,we tried many different combinations of BMP's to meet the 85%TSS removal required for the site. The BMP's that we explored where all types of infiltration devices (basins, pipe trenches), dry basins and use of permeable pavement. For these devices,the soils of the site do meet the parameters required. Based on our engineering judgment using the site parameters and soils report,we believed meeting the States 85%TSS removal along with being responsible for runoff attenuation on downstream properties is best achieved through the use of a wet detention pond. To minimize the impacts,we have designed retaining walls for the pond. Even with this approach, and increasing the slopes to 2.5:1 per soil scientist recommendation,the grades ties into natural grade at our property line. For safety reasons,we did not want to drop the permanent pool of the pond any deeper, to again minimize the drop off from the parking lot to the pond.
