WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that
certain lot or parcel of land and more particularly described as follows:

in compliance with North Carolina statutes governing recordable documents
and the terms of the memorandum of understanding with

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the
Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to convey
the same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and
defend the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter stated.
This conveyance is made subject to enforceable reservations, easements, restrictions and covenants of
record, matters shown on the above plat, ad valorem taxes for the current year, and zoning or other
municipal ordinances,

Tract I (consisting of PINS P/0 49474-00-01-133 and 49474-00-01-132):
Lying and being in McLauchlin Township, Hoke County, North Carolina, and being all of Tract 2,
containing 59.21 acres, as shown on plat entitled, "Graceland Subdivision," drawn by Michael D. Averett,
PLS No. 3352, dated June 17, 2020, and recorded in Map Book 4141, Page 0008, Hoke County Registry.
Note: This being a portion of the property acquired by Roy W. Jones, Dale L. Jones, and Barbara Ann
Jones via instrument recorded in Book 18 1, Page 76, Hoke County Registry. Roy W. Jones died testate on
January 27, 2001, Hoke County estate file 01 E 34, devising all his real property to Dale L. Jones and
Barbara Ann Jones (now known as Barbara J. Richardson). Dale Leroy Jones died testate on April 25,
2006, Mecklenburg County estate file 06 E 1239, devising all his real property to Joyce Matthews Raidle
and Judith Matthew Jones, as trustees of trust executed September 8, 1999. A copy of the Last Will and
Testament and certificate of probate of Dale Leroy Jones was filed in Hoke County, estate file 12 E 145.
This also being all the property conveyed to Mary M. Jones, widow, via instrument recorded in Book 216,
Page 307, Hoke County Registry. Mary P. Jones died testate on April 29, 2006, Hoke County estate file 06
E 97, devising all her property to Dale L. Jones and Barbara J. Richardson. Dale L. Jones predeceased
Mary P. Jones, Mecklenburg County estate file 06 E 1239, devising all his real property to Joyce Matthews
Raidle and Judith Matthew Jones, as trustees of trust executed September 8, 1999. A copy of the Last Will
and Testament of Dale Leroy Jones was filed in Hoke County, estate file 12 E 145.
