The subject site is currently undeveloped. The proposed development of this site
includes single family residential lots. Stormwater drainage for the proposed
development will be conveyed to an existing ditch/wetland along the eastern and
southern property lines.
The site meets the qualifications of a low density development. The average density for
the development is 1.18 units/acre compared to the maximum of 2 units/acre to satisfy
the requirements set forth by NCDEQ. Stormwater will sheet drain across lots and
collect into roadway ditching along all proposed streets. The roadway ditches will
convey runoff toward the existing ditch and wetlands. Culvert pipes will be installed
where necessary to convey stormwater across proposed roadways. The existing ditch to
which runoff will be deposited drains across NC 82 via an existing double pipe culvert.
Swales that terminate at the wetlands provide flow velocities less than the allowable 2.0
fps. The roads in the subdivision are designed in accordance with NCDOT standards.
Based on our study and review of the NCDEQ BMP manual and NC Session Law 2006-
246 Section 9 paragraph c, Schabert Crossing Subdivision meets and/or exceeds the
requirements and intent for low density development.
