PROJECT NARRATIVE
CK Wilmington Three Phase A, LLC is proposing to construct a multi -family development within
the Barclay West master development near the intersection of George Mason and Chippenham and
extending to the current termination of Breezewood, the public roadway and parcel totals +/- 17.61
acres. The development will consist of 120 one -bedroom units, 150 2-bedroom units, 16 3-
bedroom units with associated amenity areas that tie into Cape Fear Public Utility Authoriry
manholes that outfall to PS 27 to the south and PS-36 to the north. The flow for each is as follows:
PS-27 — 40,800 gpd (see attached breakdown) and PS-36 — 30,890 gpd (see attached breakdown).
The line lengths are as follows: 1,200 LF of 8" gravity sewer.

per the 2T rules, the best use to model these buildings would be a Church with kitchen (5 gal/seat). To calculate the number of seats that each building could
hold, we approximated that a 20' x 20' area would seat 10 Persons (10' dia. Table w/ chairs). This calulation assumes that 75% of a buildings Floor space could
be used for seating, leaving the rest to miscellaneous building needs.
