WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is
hereby acknowledged,has and by these presents does grant,bargain,sell and convey unto the Grantee in fee
simple, all that certain lot or parcel of land lying and being in Fair Bluff Township, Chadbourn Township,
Ransom Township and Bug Hill Township,Columbus County, North Carolina and more particularly described

All or a portion of the property hereinabove described was acquired by Grantor by instrument recorded in

A map showing the above-described property is recorded in PLATS as referenced within this instrument.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto
belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the
right to convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and
that Grantor will warrant and defend the title against the lawful claims of all persons whomsoever except for
the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions.
1) The properties herein conveyed are restricted to prevent the sale or use of the property
for a period of twenty(20)years as a K-12 Educational Facility.
2) The Columbus County Board of Education reserves the right to enter upon the premises of
the Guideway Elementary School, Parcel Four,for the purpose of using the tower that is
located on the premises for any future proposed use of the Board of Education, including,
but not limited to,an effort to provide Internet Services to the Community,and shall have
the right to access the tower, repair or replace the tower,UpgradelRefit the tower,and
maintenance the tower as may be needed, required or desired in the sole discretion of the
Board of Education.
3) The Grantee will market the campuses and if any of the same sell for in excess of
$56,250.00,the Board of Education shall be entitled to receive one-half of the amount
above$56,250.00 for each sold,through the period of June 30, 2024. After July 1, 2024 the
Board of Education will receive no portion of the purchase price as the same will be the
sole property of Columbus County,and will be so in order that the County can recover any
expenses it has incurred in the maintenance of the campuses for the period extending
through and including June 30, 2024.

PARCEL ONE: (FAIR BLUFF CAMPUS)
TRACT ONE:
Being a tract or parcel of land in Columbus County, State of North Carolina,
adjoining the land of R. J. C. Edmond at the cross roads and on the Southwest side
of said cross for the purpose of building a Public School house for the white race of
said District, so long as may be used for that purpose and whenever it shall cease to
be used for said purpose for three successive years, then this deed to be void, as to
the land. Bounded as follows commencing in the cross near the signpost and
running 70 yards on each road so as to form a square, containing one acre, more or
less.

Being a certain tract or parcel of land in Columbus County,State of North Carolina
adjoining the lands of Giles P. Floyd bounded as follows,Viz:

concrete monument to an iron pipe; thence South 68 degrees 13 minutes 16 seconds
West 251.01 feet to an iron pipe, thence North 65 degrees 17 minutes 11 seconds
West 115.81 feet to an iron pipe; thence North 21 degrees 34 minutes 24 seconds
West 289.84 feet to an iron pipe in the South margin of Academy Street, said point

a pine stump in ditch, thence North parallel with ditch 161 yards to a gum at J. A.
Brown's and Jordans corner, thence West parallel with the road and ditch 264

seconds East 120.44 feet to an iron spike in the center line of Wilkes Street; thence

of Beginning, containing 9.32 acres, more or less, excluding right of way.

PARCEL THREE: (ACME DELCO MIDDLE SCHOOL CAMPUS)
TRACT ONE:
Beginning at a post in the North line of North Front Street, 83 feet front a point in
the center line of the main track of the W. C. & A. division of the A. C. L. Railroad
between the 18 and 19 mile posts, the said beginning post being also the beginning
corner of the tract of land deeded to T. W. Pridgen by the Carolina Real Estate
Trust Co. by deed bearing date November 8, 1908 and runs thence in a
Northeastwardly direction with said Pridgens line and at right angles with said
railroad track 1089 feet to a post; thence in a Southeastwardly direction at right
angles with the first line and parallel with said Railroad Track 400 feet to a post;
thence in a Southeastwardly direction parallel with the first line and at right angles
with the railroad track 1089 feet to a post in the North edge of North Front Street,
thence along the North edge of North Front Street and parallel with said railroad
track 400 feet to the beginning, containing 10 acres,more or less, and being known
as Farm No. 22 of the Newberlin Colony and being a part of the tract of land

minutes West 448 feet to an iron stake; thence North 54 degrees 15 minutes West
118 feet to an iron stake; thence North 29 degrees 15 minutes East 426 feet to an
iron stake on the South side of a ditch; thence South 69 degrees East 60 feet to the
point of beginning, and being a part of those lands conveyed to John Morris,Jr. and
wife and to Jonnie N. Morris by deeds recorded in Book 155, page 352, and Book
205,page 438, Columbus County.

TRACT THREE:
Bounded on the North by lands of Winslow Bordeaux and Pridgen Branch; on the
East by lands of Winslow Bordeaux; on the South by the Acme-Delco School
property of the Columbus County Board of Education, containing 3.5 acres, more
or less, as shown on plat dated January 8, 1965, prepared by D.J. Benson and more
particularly described according to said plat as follows: For a tie line begin at an
iron pipe in the center of a drainage ditch, the northwest corner of the Acme-Delco
School property of the Columbus County Board of Education, and running thence
with the center of said ditch South 67 degrees 25 minutes East 92.6 feet to an iron
pipe in the intersection of the center of said drainage ditch with the center of
another ditch leading to Pridgen Branch, this being the point and place of
beginning, running thence from said beginning point with the center of said
drainage ditch South 67 degrees 25 minutes East 393.6 feet to an iron pipe in the
center of said ditch; thence North 27 degrees 40 minutes East 456.5 feet to an iron
pipe; thence North 28 degrees West 84.6 feet to an iron pipe in the Southern edge of
Pridgen Branch; thence South 73 degrees West 277.5 feet to an iron pipe in the
center of said branch; thence South 22 degrees 58 minutes West with the center of a
ditch 204 feet to the point and place of beginning, and being a portion of Farm No.
30 of the Newberlin colony according to plat recorded in Plat Book 7, page 117, and
a portion of those lands conveyed to Winslow F. Bordeaux and wife by deed
recorded in Deed Book 172,page 535, Columbus County Registry.

TRACT FOUR:
Beginning at an iron pipe in the East margin of Rural Unpaved Road #1821, a
common corner with Winslow F. Bordeaux and wife, Sadie Mae Bordeaux (said
point of beginning being situated North 42 degrees 45 minutes East 138.80 feet from
the intersection of a ditch with the aforesaid Rural Road #1821, a common corner
with John Morris), and runs thence South 70 degrees 58 minutes East 190.80 feet to
an iron pipe in the center of a ditch, a common corner with the present Acme-Delco
School property; thence along the center of said ditch and with the Western
boundary of said school property South 25 degrees 45 minutes East 147.90 feet to an
iron pipe in the center of said ditch where it intersects with another ditch; thence
with the center of said ditch North 65 degrees 55 minutes West 230.0 feet to an iron
pipe in the East margin of the aforesaid Rural Road #1821; thence with the East
margin of said road North 42 degrees 45 minutes East 138.30 feet to an iron pipe,
the point of beginning,and containing 0.67 acres.
This being part of the land described in deed recorded in Book 172, page 535,
Columbus County Registry, and off the Southernmost part thereof. A map of said
property made by D. J. Benson and Jack F. David bearing date April 2, 1970, is
attached to that deed recorded in Deed Book 257 at page 521, and incorporated
herein by reference for more particularity of description.
It is expressly understood and agreed by the parties hereto that said grantors intend
to convey by these premises only that portion of land owned by them as contained in
the aforesaid deed recorded in Book 172, page 535, Columbus County Registry, and
they do not claim any interest nor intent to convey any interest in the property
formerly a part of the old Atlantic Coastline Spur Track Railroad bed running to
Acme,which has now been discarded and/or abandoned and is no longer in use.
In further consideration of this conveyance, said parties do agree as follows:
1. This conveyance is for non-agricultural purposes only and it is expressly agreed
that no crop allotments or other contract affecting the benefits to said farm in the
A.S.C. Office of Columbus County is being transferred and said parties will sign the
necessary contract whereby Second Party expressly waives and releases any claim
thereto.
2. The said first parties are privileged to increase the water level on their land
which lies North and Northeast of the present Acme-Delco School property,
provided the increase in the water level does not exceed five(5) feet on the school
property. The area for increasing the water level will be in the branch and the East
boundary of the present school property would be affected thereby.

TRACT FIVE:
Bounded on the West by the present Acme Delco School property,on the East by
Winslow Bordeux, on the South by a drainage ditch and Acme Delco School
property and being more particularly described as follows:
BEGINNING at a pipe and concrete monument in the corner of a drainage ditch,
the Winslow Bordeaux Southwest corner where the same intersects the present
Acme Delco School property; and runs thence with the center of a drainage ditch
South 67 degrees 25 minutes East 1 foot to an iron pipe; thence North 27 degrees 40
minutes East 456.5 feet to an iron pipe; thence North 67 degrees 25 minutes West 1
foot to an iron pipe; thence South 27 degrees 40 minutes West 456.5 feet to a pipe
and concrete monument in the center of a drainage ditch, the point of Beginning,
and containing a 1-foot strip of land along the present East boundary of the 3.51
acres of Acme Delco School property as shown and delineated on map by D.J.
Benson,dated January 8, 1965, a copy of which is attached to deed in Deed Book
276 at page 219, and incorporated herein by reference.
This Deed is intended to cover and include the additional 1 foot of land on the East
boundary of the Acme Delco School property upon which the 6 foot chain link fence
is presently installed and to establish said boundary with said fence.

PARCEL FOUR: (GUIDEWAY ELEMENTARY SCHOOL CAMPUS)
Beginning at a stake in the South margin of the Tabor and Pireway Highway at a
point 1286 feet Westward from the centerline of intersection of the said Highway
with the center line of the Ramsey Ford and Dothan Road leading from Whiteville
to Dothan via.Ramsey Ford and runs thence from said stake South 29 degrees West
eight hundred and fifty (850) feet to a stake with one pine pointer; thence North 61
degrees West five hundred (500) feet to a stake with pine pointer, thence North 29
degrees East eight hundred and fifty (850) feet to a stake in the South margin of the
said Pireway and Tabor Highway, thence with the South margin of the said
Highway South 61 degrees East five hundred (500) feet to the point of beginning,
containing ten acres.
Being a portion of that tract as conveyed by Gardner Lacy Lumber Company to J.
S. Bowers and W. P. Bennett by deed dated November 19, 1926, recorded in Book
130, page 330, records of Columbus County.

LESS AND EXCEPT: any and all out conveyances or easements of record as to all
Four Parcels and the tracts contained therein.
The four school campuses above were the subject of an Offer to Purchase and
Contract entered into by Columbus County,as the Purchaser, and the Columbus
County Board of Education as the Seller. The total sales price is$225,000.00 with
$56,250.00 being allotted to each campus,which is listed herein as a separate Parcel.
The campuses included in this conveyance are the Acme Delco Middle School
Campus, the Chadbourn Middle School Campus, Fair Bluff Campus and the
Guideway Elementary School Campus. No other property not associated with these
campuses is involved in this transaction. The terms and conditions of the Offer to
Purchase and Contract are incorporated into this Deed and its terms shall survive
the closing of this matter, although a major portion of those terms are included in
this deed of conveyance.
This sale and purchase is made in accordance with the North Carolina General
Statutes regarding the sale of school properties and specifically to offering it to the
County in accordance with NCGS 115C-518(a).
