The development is within the Low Density threshold, less than 24%. The project is under the Mt. Holly storm
water program which is NPDES PH II compliant. The proposed Kendrick Phase 4 (and future potential Phase 5)
development is within Lake Wylie/Catawba WS-IV (P) Watershed. Total area for both phases is 43.16 acres.
The existing Stanley Creek is running along the western property line of the site. The subject development will
be in Low density threshold with the total BUA less than 24%. The roadway network and lot development are
designed on the high land, leaving the majority of floodplain area and wetland undisturbed. Various LID
techniques are applied on the site such as grass swales, disconnecting rooftop downspouts and discharging them
to yards, etc. Conventional storm drainage pipe systems are utilized for curbed streets, but they are being
separated and discharged to multiple outlet points to return the runoff back to existing natural course as soon
and often as possible to minimize the volume concentration and the need for larger pipes. Outlet pipes are
designed with minimum slope to minimize the flow velocity, with the use of rip -rap aprons to help dissipate the
energy.
Future Phase 5, if ever developed, will be in Low Density as well. There is no plan to develop Phase 5 at this
point. However, if any additional impacts to the jd waters will be required down the road, a PCN will be
submitted to both USACE and NCDEQ.

So I actually read about the stream crossing. I was wondering, but makes sense.
Question about SW, is this low impact (no curb gutter, etc.) I see no BMPs
I seen a future road crossing. If there is a master plan, it would be good to have that.
