This Deed, made as of this day of D 19 by and between
Union County Board of Education ("Grantor"); and Union County i
("Grantee").
The designations Grantor and Grantee as used herein shall include said parties,
their heirs, successors and assigns, and shall include singular, plural, masculine, feminine
or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the
Grantee, the receipt of which is hereby acknowledged, has and by these presents does
grant, bargain, sell and convey unto the Grantee in fee simple, all that certain lot or lots or
parcels of land situated in Union County, North Carolina and more particularly described
as follows:
See Exhibit A, attached hereto and incorporated herein by reference.
TO HAVE AND TO HOLD the aforesaid lot or lots or parcels of land and all
privileges and appurtenances thereto belonging to the Grantee in fee simple.
AND the Grantor covenants with the Grantee that Grantor has done nothing to impair
such title as Grantor received and that Grantor will warrant and defend the title against
the lawful claims of all persons claiming by, under or through Grantor except for the
exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
Easements and restrictions of record;
Ad valorem taxes (if any);
Any matters that would be revealed by a current and accurate survey.
The property is conveyed to Grantee for library purposes and other ancillary purposes as
set forth in that certain Interlocal Agreement between Grantor and Grantee dated
1�( , as may be amended from time to time («Interlocal Agreement"), and Grantee
shall not sell or convey the property to a third party without the advanced, written consent
of Grantor. If Grantee violates either of these covenants then the property shall revert to
Grantor as set forth in the Interlocal Agreement.
IN WITNESS WHEREOF, the Grantor has caused this instrument to be signed in
its name as of the day and year first above written.
