Grantor, for and in consideration of the Ten Dollars and other good and valuable consideration to it in
hand paid by Grantee, the receipt of which is hereby acknowledged, has transferred, given, granted, bargained,
sold and conveyed and by these presents does give, grant, bargain, sell, convey and confirm unto Grantee, its
successors and assigns, in fee simple all that certain lot, parcel or tract of land situated in New River Township,
Watauga County, North Carolina, and more particularly described as follows:
THAT CERTAIN TRACT OF LAND AS DESCRIBED IN EXHIBIT A ATTACHED HERETO AND
INCORPORATED HEREIN BY REFERENCE AS IF SET OUT IN FULL
The property being conveyed is NOT a primary residence of the Grantor.

This deed was prepared without the benefit of a current title examination. The property hereinabove described
was acquired by Grantor by instrument recorded in Record Book 314, Page 211 and Record Book 351, Page 745
all of the Watauga County, North Carolina Public Registry. The purpose of this deed is to correct the names of
the owners on the public record.
TO HAVE AND TO HOLD the aforesaid lot, parcel or tract of land and all privileges and appurtenances
thereunto belonging, or in any wise appertaining, unto Grantee, its successors and assigns in fee simple forever.
Grantor covenants with Grantee that Grantor is seized of the premises in fee simple and has the right to
convey the same in fee simple; that title is marketable and free and clear of all encumbrances, other than those
exceptions set forth below; and that it will warrant and defend the title to the same against the lawful claims of all
persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
Utility, rights of way, and other easements or matters of public record.
IN WITNESS WHEREOF, the Grantor has hereunto set his hand and seal, or if corporate, has caused this
instrument to be signed in its corporate name by its duly authorized officers and its seal to be hereunto affixed by

Being a 3.781 acre tract of land lying on the southeast side of the south fork of the New River and on the
northwest side of U.S. Highway No. 421, bounded on the southwest -by Betty Vannoy and on the northwest by
Mack Brown and on the northeast by Critcher, and more particularly described as follows:
BEGINNING on an iron stake at a sign post on the northwest side of U. S. Highway No. 421, the beginning
point being 33.58 feet from the center of said road and being located South 62 deg. ll min. East 117.38 fet from
a nail in the center of a bridge across New River; thence from the beginning North 70 deg. 02 min. West 125.61
feet to the center of river; thence down and with the center of river as follows: North 53 deg. 10 min. East
10.00 feet; North 07 deg. 37 min. East 93.24 feet; North 00 deg. 19 min. East 152.25 feet; North 10 deg. 07
min. East 73.43 feet, North 16 deg. 45 min. East 162.24 feet; North 12 deg. 07 min. West 134.41 feet and North
56 deg. 51 min. West 201.42 feet; thence leaving river and with the Critcher line, South 75 deg. 15 min. East
161.71 feet to an iron stake, 5.00 feet South of a large oak; thence South 69 deg. 27 min. East 171.76 feet to an
iron in a fence; thence South 33 deg. 06 min. East 316.30 feet to an iron at a fence corner on the northwest
side of U. S. Highway No. 421; thence South 33 deg. 06 min. East 25.04 feet to the center of said road; thence

as surveyed in May, 1983 by Walter H. Burkett, RLS No. L-1209.
The purpose of this instrument is to convey a 1/2 undivided interest in the above described lands which the
grantors herein own to the grantee herein.
