WITNESSETH, that the Grantors, for valuable and good consideration paid by
the Grantees, the receipt of which is hereby acknowledged, has and by these presents does

interest in that certain lot or parcel of land situated in or near the City of Fayetteville,
County of Cumberland, State of North Carolina and more particularly described as
follows:
BEING all of Lot 80 of that subdivision known as ELLERSLIE, SECTION
ONE, as per the plat thereof duly recorded in Plat Book 54 at Page 75, Cumberland
County Registry, State of North Carolina; to which plat reference is hereby made for
a more particular description of same.
Subject to all 2017 property taxes (pro -rated), restrictions, covenants and
easements of record, Cumberland County Registry, NC.
Not the primary residence of Grantor.

13 CVD 447, Book 9652 at Page 597, Book 9462 at Page 485, Book 7364 at Page
91, Book 7096 at Page 42, Book 4743 at Page 660, Book 4743 at Page 659 and
Book 3393 at Page 95, aforesaid Registry and State.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges
and appurtenances thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor has done nothing to
impair such title as Grantor received, and Grantor will warrant and defend the title against
the lawful claims of all persons claiming by, under or through Grantor, except for the
following exceptions hereinafter stated. Title to the property herein described is subject to
the following exceptions: as set forth herein above.
IN WITNESS WHEREOF, the Grantors have hereunto set their hands and seals,
or if corporate, has caused this instrument to be signed in its corporate name by its duly
authorized officer by authority of its Board of Directors, effective the date first written
above.
