The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors, and assigns, and shall
include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that certain
lot or parcel of land situated in the City of No. 1 Township, Cabarrus County, North Carolina and more particularly
described as follows:
Lying and being in Nos. 1 and 11 Townships, Cabarrus County, North Carolina, on the South side of N.
C. Highway 419 and the North side of Old Charlotte Road (SR 1157), adjoining the property of William
B. Allen (Deed Book 783, Page 14), and being further described as follows:
BEGINNING at an existing #5 rebar lying at the intersection of N. C. Highway 49 and Old Charlotte
Road (SR 1157), thence with the edge of N. C. Highway 49, N37-1708E 955.47 feet to an existing #5
rebar; thence S69-56-26E 24.96 feet; thence a curve to the left in a southeasterly direction, having a
bearing of S45-05-38E 168.31 feet, having a radius of 426.51 feet and a chord distance of 167.22 feet, to
an existing #5 rebar; thence S3347-36E178.47 feet to an existing #5 rebar lying at the northern edge of
Old Charlotte Road; thence with Old Charlotte Road S59-22-54W 952.79 feet to the point and place of
BEGINNING, containing 4,027 acres, more or less, as surveyed by Glenn E. Gamble, P.L.S. #L-3276,
October 6, 2004.
This being part of the same property as conveyed by the State of North Carolina to Whitley
Motor Company, Inc., by deed dated March 29, 1983 and recorded April 11, 1983 in Deed Book
557 at page2.56 of the Cabarrus County Registry.
