In reference to the letter from Steve W. Tedder, Regional Supervisor of the Winston-Salem Regional
Office, we are forwarding additional information to continue the processing of the Pre-Construction
Notification. The project has been places on hold while we address two comments.
The first issue is to identify which Nationwide Permits we are seeking. We are requesting the
Nationwide Permit 14 for the roadway crossing, and Nationwide Permit 12 for the sewer line
crossing.
Secondly, the comments request a comprehensive stormwater management plan. The review
interpreted that we would have 4.0 acres impervious at buildout on a 10.2 acre development.
Actually, the original application indicated 3.0 acres impervious out of the 10.2 acre site, which is
slightly below the 30% threshold. To clarify matters and assure that the development is indeed below
the 30% threshold, we are providing a breakdown of the site impervious areas. The existing house on
lot 20, and its driveway on this property, are included in this calculation. Thus, the total site acreage
would be 10.50+- acres. The developer has provided us with 5 footprints that are likely to be used in
this project. Based on the developer's house plans, the average house footprint will be 1,993 sf.
Calculations are provided assuming 2,000 sf per house, a 50' by 20' driveway, and a 100 sf
outbuilding. Based on these assumptions, the actual impervious surface coverage will be
approximately 26.7%. Alternatively, the impervious surfaces in this calculation are 14,939 sf (515
sf/lot) below the 30% threshold.
