THIS DEED, made this 24th day of September, 2020, by Shirley McCrimmon, also known as Shirley
Harris, a single woman (widow of James Harris, late of Westbury, New York), of PO Box 928, Westbury,
NY 11590, GRANTOR, to Huff Rokoski Development, LLC, GRANTEE;

WITNESSETH:
That said Grantor, for valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee
simple, all that certain lot, tract or parcel of land situated in Hoke County, North Carolina, and more
particularly described as follows:
All of Lots 1 and 2, Whiffle Acres, as shown in Map Book 8, Page 89, of the Hoke
County Public Registry.
This convevanc is made subject to: (i) utility easements of record; (ii) ad valorem taxes
for the current year, which taxes shall be prorated as of the date of closing; and (iii)
unviolated restrictive covenants of record that do not materially affect the value of the
property.
The property hereinabove described was acquired by Grantors by instrument recorded in
Book 254, Page 296, Hoke County Registry, Carthage, North Carolina.

and the terms of the Memorandum of understanding with

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances
thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee that Grantor is seized of the premises in fee simple,
has the right to convey the same in fee simple, that title is marketable and free and clear of all
encumbrances, and that Grantor will warrant and defend the title against the lawful claims of all
persons whomsoever except for the exceptions noted herein.
The designation Grantor and Grantee as used herein shall include said parties, their heirs,
successors, and assigns, and shall include singular, plural, masculine, feminine or neuter as required by
context.
