Corey,
We received Your email dated February 22, with comments concerning the proposed Blackhawk
Landing Subdivision in Hoke County. In response, please see the following;
1. The Total Surface Area has been revised,
2. The full build -out potential of 100% BUA is used to design the SCM. A Hoke County
GIS is included showing the home and apartment lot designations. A table is also
included showing the lot size for each designation. These are included in the calculations.

4. The extents of the surface area are shown on sheet C-2, Site Plan and new sheet C- 19,
Stormwater Site Plan.
5. The BUA is listed on sheet C- 19, Stormwater Site Plan. The sidewalks are broken down
by section and labeled and the remaining is listed in a chart on the left hand side of the
page.
6. The SCM Drainage Area is shown on sheet C- 19, Sotrmwater Site Plan and sheet C- 15,
Storm Drainage Area Plan.

7. The vegetated buffer is shown on sheet C-19, Sotrmwater Site Plan and sheet C-2, Site
Plan. Since the west side of the surface water is mainly wetlands and the uplands have no
access, we plan and letting the entire west side of the surface water remain permanently
natural.

11. The SCM access and maintenance easements are shown on sheet C- 19, Sotrmwater Site
Plan and sheet C-2, Site Plan. Also, since the open space will be controlled by the HOA
along with the Storrnwater Treatment, they can access around the back of Lot 60 as well.
12. The drainage ditch has been revised to show flowing into the forebay.
