Corey,
We received your email dated March 9, with comments concerning the proposed Timberland
Ranch Subdivision in Hoke County. In response, please see the following;
1. I thought that we had sent you the entire plan package for your review. Please see Sheets
C-4 thru C-6. This will not be a mass grading project and grading is being limited to the
road right of ways and drainage swales. These are bigger lots (1 to 2.5 acres) and
individual plot plans on each lot will be done by the buyers who purchase them.
2. We have included a typical cross section of the road side ditches on each grading sheet,
typical each side. The bottom width varies and the lining material is noted on the spread
sheets.
3. Please see the attached swale calculations. Our stormwater designers updated the overall
calculations with the slight relocation of the infiltration ditch along the gas easement.
4. The drainage swales are labeled as "Permanent Drainage and Stormwater Easement"
throughout the plans. NCDOT required the wording "permanent" be added.
Note that we slightly moved the infiltration ditch along the gas easement. As such, our
stormwater designers re -submitted the calculations and sheet SW-6 changed as well. They also
re -submitted updated page 1 and 3 of the application.
