Reyner Residence - Lots 16 and 17 - NCWRC comments
Hi David and Kaylie:
I have reviewed the information sent to me about the Reyner Residence Boathouse Seawall Lot 16 and 17
projects, each of which involve the construction of a new boathouse and dock and replacement of existing
seawall, each permanently impacting 0.06 acre and temporarily impacting 0.04 acre of L. Toxaway in
Transylvania County. In addition, Lot 17 project involves the construction of 50 or 60 ft of new seawall. The
project should not impact wild trout and a trout moratorium is not needed for this project.
Neither application notes the proposed construction of a new dock for each lot, but these are mapped on plan
page C-3. In addition, it is unclear if the new seawall for Lot 17 is 50 or 60 ft long, as different numbers are
mentioned in different places. It is unclear if the site is experiencing appreciable erosion; we do not support
the construction of new rock seawalls where banks are relatively stable.
Please note that concrete should be allowed to completely cure (at least 24 hours) in the dry in order to avoid
dangerous pH levels in the lake.
