Neighborhood is all single family properties. This property has a single home built in 2001. A small creek crosses a portion of the property. The landscaping is mostly natural and indigenous. Proposed Activity Provide a detailed description of the proposed activity including its purpose and include the type of equipment to be used:* We are remodeling our elevated deck. Of the area to be remodeled, about 2-3 feet of new deck will project out OVER the edge of Zone 2 of the riparian buffer, about 20 feet above the ground. NO PORTION of the new deck, nor any supporting structure, will physically touch the buffer zone --it's just a small area of overhang. The portion of the buffer zone that it does overhang is actually already paved, so there isn't even any vegetation or soil there to disturb, even if it DID touch the ground. The other issue is that the city denied the permit because of "pre-existing" structures in the buffer zone of which they claim to have no record. These structures were all on the property when I bought it, so I cannot comment on how they came to be there. However, of the three structures, two are "allowable" (a bridge and a walkway) and one is "exempt" (a small child's treehouse). The city says they need an authorization for these structures, even though they have been there presumably for two decades. The proposed overhang extends over area that has been previously paved, and thus no vegetation is involved. It really does not impact the buffer zone in any way. I cannot speak directly to the mitigating details of the "pree)asting structures," as they predate my purchase of the home. 1b. The city permit agency said they needed an authorization for the pre-existing structures. However, that construction was not anything I played a part in, so it is hard for me to address it. G. I hope that it is evident from these pictures that we have taken extreme care to preserve and beautify the natural vegetation around the creek.
