The lot does not provide enough land to develop a home without encroaching into Zone 2. The only reason we have encroached into Zone 1 is for the driveway entrance. The new driveway entrance is located in the same location as the existing one. The lot slopes quickly from the street and the only way to access the lot is to use the existing location. We are trying to expand the entrance from 12' (currently) to 15' to allow an easier transition onto the lot. Diffuse flow will be used for the water runoff. No channelization will be utilized. D. Impact Justification and Mitigation 1. Avoidance and Minimization la. Specifically describe measures taken to avoid or minimize the proposed impacts in designing the project.* We have been very mindful of the environmental impact of this lot. We are trying to minimize the amount of land that we disturb in both Zones. We are removing all building improvements out of the existing Zone 1 with the exception of the driveway entrance. 1b. Specifically describe measures taken to avoid or minimize the proposed impacts through construction techniques. * We will install silt fencing along with tree protection fencing during construction to be sure to minimize the impact. We will also install areas of gravel against the silt fence to filter the silt. We will also install bails of wheat straw to help stabilize the soil. We will also install ground cover on disturbed areas to assist in runoff. E. Diffuse Flow Plan la.
