sufficiency of which are hereby acknowledged, has granted, bargained, sold and conveyed and by
these presents does grant, bargain, sell and convey unto Grantee all that certain parcel of land
situated in Eden, Rockingham County, North Carolina and more particularly described on Exhibit
A attached hereto and incorporated herein by reference (the "Property").
TOGETHER WITH all improvements and fixtures thereon and all and singular the rights,
privileges, hereditaments, immunities and appurtenances in any way or manner incident and/or
appertaining to the Property and/or any part thereof.
The Property was acquired by Grantor by North Carolina Special Warranty Deed recorded
December 31, 2018, in Book 1552 Page 2048.
The Property herein conveyed does not include the primary residence of Grantor.
TO HAVE AND TO HOLD the aforesaid tract or parcel of land in fee simple together with all the
rights, privileges and appurtenances in anywise belonging, unto Grantee, its successors and assigns
forever.
AND Grantor does hereby bind itself, its successors and assigns to specially warrant and forever
defend all and singular the Property unto the Grantee, Grantee's heirs, successors and assigns
against Grantor, its heirs successors and assigns and every person whomsoever claiming or to
claim the same or any part thereof by, through or under Grantor but against none other, subject, in
all events, to those matters more particularly described on Exhibit B attached hereto and
incorporated herein by reference (the "Exceptions").
AND, without limiting the generality of the foregoing conveyances, Grantor does ffirther hereby
RELEASE and QUIT CLAIM unto Grantee and its successors and assigns FOREVER all right,
title and interest, if any, of Grantor in and to rights of way, streets, alleys, gaps, strips and gores
within or adjacent to the Property and located in the State of North Carolina.
