We received your request for additional information regarding impacts associated
with the proposed Bluffs II subdivision. I have included a brief response to each of
your requests below as well as the full-scale set of plans submitted to Wake County
to aid in your review. Your letter asks for the following information:
1) Please indicate the proposed lot layout as overlays on the site plan.
The proposed lot layout was included with the original submittal (sheet 1- 1) and
consists of four residential lots. 1 have included afull-scale map with this
submittal, in case the original maps were not legible.
2) Please indicate any planned sewer lines on the site plan.
The homes will be served by individual septic systems; therefore, no sewer lines
will be needed.
3) Please indicate all stormwater outfalls on the site plan.
Please refer to the attached grading and stormwater drainage plan.
4) Please indicate the diffuse flow measures on the plan ... and the signed O
and M agreement.
Based on the volume of water collected in the swales adjacent to the proposed
driveway, we would need to construct level spreaders approximately 10 to 15-feet
in length. Because the discharge is relatively small and due to the steep slopes
adjacent to the stream channel, the applicant proposes to place a series of
landscape timbers (or rail-road) near the discharge points in order to reduce
scouring and provide sheet flow through the buffers. We would like to opportunity
to discuss these options at your office. Please call me to arrange a meeting time.
