This request is necessary due to revisions in the commercial shopping center layout as a result of specific zoning requirements not considered in the initial layout. A 20-foot property boundary buffer required Ingles to revise the building and parking layout and to provide additional retaining wall structures. We have submitted revised drawings 3 and 4 of 4 that show wetland impacts and cross-sections of the revised shopping center layout. The new layout will result in a total wetland impact of 0.07 acre and stream impact of 190 linear feet. Impacts in the original plan were proposed to comprise a total of 0.11 acre and 240 linear feet. Therefore, the re-location and reconfiguration of the building and parking facilities and the addition of retaining wall structures enabled Ingles to decrease wetland and waterway impacts by 0.04 acres and 50 linear feet, respectively. The Long Shoals Road site is a prime property for locating a commercial shopping center. Other commercial development along Long Shoals Road, the presence of I-26 less than 'h mile west, and the lack of food shopping locations in the general vicinity made this location an excellent commercial development site. Ingles could not avoid wetland and stream impacts entirely due to constricted property frontage along Long Shoals Road. However, Ingles minimized impacts by re-configuring the building and parking facilities and by using retaining walls were practicable. Thank you for your assistance with this project.
