It is proposed to develop approximately 280 apartment units on 17.54 acres, with an associated amenity area and parking per the attached concept plan prepared by Forum Architecture dated March 30, 2010. Proposed development on this 17.79 acre site consists of the construction of approximately 276 units, with amenities, parking, sidewalks, streets, and associated utility and stormwater management improvements. The proposed project drains to Brier Creek, a tributary of the Neuse River Basin and a designated Class C/NSW, and subject to the Neuse River Buffer Rules. Final stormwater management plans/calculations will be reviewed/approved by the City of Raleigh, and a diffuse flow plan will be included with this submittal package for your review. The project will be required to tie into an existing City of Raleigh sewer line located on the north side of the unnamed tributary, which is subject to the Neuse River Buffer Rules. This will result in proposed impacts to the Neuse River Buffer and a temporary stream impact in this location. 2k.
