The designations Grantor and Grantee as used herein shall include said parties, their heirs, successors, and
assigns, and they shall also include the singular, plural, masculine, feminine or neuter, as required by the context.
WITNES SETH, that Grantor, for good and valuable consideration paid by Grantee, the receipt of which is hereby
acknowledged, has and by these presents does hereby grant, transfer and convey unto the Grantee, in fee simple,
that certain tract or parcel of land situated in Thompson Township, Alamance County, North Carolina and more
particularly described as follows:
BEGINNING at an iron pipe marking the southeastern corner of Lot 25 of Section Two of the A.H. Scott
Property, as shown on a plat recorded in Plat Book 15, Page 55, Alamance County Registry, and running thence
South 85' 23' 10" East 60.09 feet across the current southern terminus of Charles Avenue to an iron pipe in the
western line of Lot 2 of the Zoller & Taylor Property Subdivision, as shown on a plat recorded in Plat Book 24,
Page 85, Alamance County Registry; thence along and with first the western line of the aforesaid Lot 2 and then
the western line of Lot 1 of the aforesaid Zoller & Taylor Property Subdivision three (3) calls, as follows: South
19' 25' 00" West 209.79 feet (chord course and distance for a curve to the right having a radius of 401.44 feet),
South 47' 4 F 30" West 182.36 feet (chord course and distance for a curve to the right having a radius of 401.44
feet), and South 60' 46' 40" West 103.64 feet to an iron pipe marking the southwestern corner of the aforesaid
Lot 1; thence North 29' 12' 49" West 60.00 feet along and with the eastern fine of the Grantees herein to an iron
pipe; thence North 60' 46' 40" East 103.65 feet to a new iron pipe; thence North 32' 30' 08" East 323.77 feet
(chord course and distance for a curve to the left having a radius of 341.44 feet) to the POINT AND PLACE OF
BEGINNING, and being all of that parcel 60.00 feet in width which is labelled as "0.65 acres :i: Added to Fuller
(See Note 7 & 8)"on a plat recorded in Plat Book 70, Page 484, Alamance County Registry, which parcel is
intended to permit a possible future extension of Charles Avenue from its current terniinus to the easternmost
property line of the Grantees herein.
The property described above is conveyed subject to 2006 ad valorem taxes and to all easements and rights -of -
way of record affecting the aforesaid property, and to the access rights provided for in and by the language of
Notes 7 & 8 which appear on the plat recorded in Plat Book 70, Page 484, Alamance County Registry.
TO HAVE AND TO HOLD the aforesaid tract or parcel of land and all privileges and appurtenances thereunto
belonging, unto Grantee in fee simple.
Grantor covenants with Grantee that Grantor is seized of the property described above in fee simple and has the
right to convey the aforesaid property in fee simple, that title to the aforesaid property is marketable and free and
clear of all encumbrances except as hereinabove stated., and that Grantor will warrant and defend the title thereto
against the lawful claims of all persons and/or entities whomsoever except for the following exceptions.
