Coldwater Narrative
To Whom it May Concern,
Timmons Group is engineering and coordinating civil plans for Coldwater Development LLC., to turn a
78.279-acre site into a residential, single-family community. 11.89 acres of this site resides within Guilford
County. Within Guilford County limits we are proposing a stream crossing and roadway connection, erosion
control, and water main extension.
The erosion control will consist of two (2) temporary skimmer basins to treat sediment -laden runoff, tree
protection, stockpiling, and clearing and grubbing. The stream crossing will be built using a coffer dam and
by-pass pump system. Silt fencing, temporary diversion ditches, and clean water diversions are also to be
utilized. The erosion control plans have been provided to the Guilford County Planning Department and will
be submitted with the application. The basins will be removed after construction is completed.
The project is a Low Density Development so there are no post-construction BMP’s proposed.
The stream crossing will be culverted with a six-foot and one inch by four feet and seven inches arched
corrugated metal pipe. Minimal stream reconstruction is also proposed but will be under a hundred and fifty
(150) feet. The road connection will be the typical twenty (20) foot asphalt pavement section with run-off
ditches on each side and a fifty (50) foot right-of-way. At the stream crossing twenty (20) feet of pavement
section will be provided with a seven (7) foot shoulder on each side, then a retaining wall.
The water main extension will be approximately 2,500 feet of eight (8) inch line along Coldwater Drive and
will connect to the existing eight (8) inch water main along US-158. Another proposed eight (8) inch line will
connect to the water main extension and run along the proposed roadway into the site. An irrigation service
and conduits are also proposed.
There are a few proposed lots that cross over into Guilford County from Forsyth County. Lot 28 mainly
resides in Guilford County. The back corner of lot 27 is in Forsyth County as well.
