acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that

The property hereinabove described was acquired by Grantor by General Warranty Deed recorded in Book 53 `7

All or a portion of the property herein conveyed includes or X does not include the primary residence of a
Grantor.
A map showing the above described property is recorded in Map Book 89, Page 42.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging
to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to
convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will
warrant and defend the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter
stated.
Title to the property hereinabove described is subject to the following exceptions:
l . Ad valorem taxes for 2019 and subsequent years;
2. Title to, and easements in, any portion of the Land lying within any highways, roads, streets,
alleys, or other right-of-ways;
3. Easement conveyed to Carolina Power & Light Company recorded by Deed of Easement recorded in
Deed Book 503, Page 19; and Book 737, Page 110;
4. That right-of-way agreement to State Highway Commission recorded in Book 578 Page 46; and
5. All other applicable zoning and land use ordinances, statutes and regulations; and to the provisions of all
applicable restrictive covenants and easements and rights -of -way of record.
