Protect Location The project is within the city limits of the Town of Fuquay-Varina, Wake County, North Carolina. The project is 3 tracts located on the east side of US 401 (Fayetteville Road). The property to the north is Kings Grant Commons Shopping Center, the property to the south is vacant, the property to the east is residential. Proposed Development The proposed development will be 3 commercial developments: Based on 2T rules, the estimated flows are: • Lot 1 Quick Service Restaurant with drive through-42 interior seats, 12 exterior seats, 54 total seats 40 gallons per day per seat 54 x 40 = 2,160 gallons per day • Lot 2 Restaurant with drive -through, 20 interior seats 10 exterior seats Restaurant, 10 interior seats, 10 exterior seats Total 50 seats 40 gallons per day per seat 50 x 40 = 2, 000 gallons per day • Lot 3 Automotive service, 5 plumbing fixtures (2 water closets, 1 urinal, 2 hand sinks) creating experiences through experience 2905 Meridian Parkway. There is a 20-foot wide Town of Fuquay-Varina public utility easement that adjoins the site at the northeast corner. The manhole is approximately 700 feet east of the northeast corner of the site. There will be approximately 50 feet of aerial crossing over wetland. The sanitary sewer will turn south for approximately 315 feet in a new Town of Fuquay-Varina Public Utility Easement to the south property line of the proposed development. Laterals will be provided for the 3 proposed developments. The sanitary sewer system connects to Terrible Creek Wastewater Treatment Facility operated by the Town of Fuquay- Varina, Permit Number NC0066516. This analysis has been performed in accordance with local established policies and procedures using the best available data.
