Project Description
The proposed Project is located in Person County, approximately 7.0 miles southwest of the
Town of Roxboro on Clay Long Road (Figure 1). The Project Site is associated with one property
parcel, owned by Luther Ray and Lynn Alston Dean (PIN 9992-00-65-2528). Eco Terra proposes
to restore up to 330,923 square feet of riparian buffer along one unnamed tributary (UT) to
Alderidge Creek, a direct tributary of the South Flat River. A conservation easement,
encompassing at most 8.59 acres, will be recorded to protect the Project Site in perpetuity.
Existing Condition
The Project Site is located within a 23.7-acre parcel currently used for agriculture and silviculture
rotations (Figure 2). Adjacent land use is agriculturally related and little vegetated buffer exists
along the length of the unnamed tributary of the Project Site. Several areas of rill and erosion
occur on the Site. Erosion and sediment -laden runoff is entering the channels in these areas.
Historical aerials denote that land uses at the Project Site have been agriculture and silvicultural
practices since at least 1955 (Figure 3A). Timber cutting was done in the past on both sides of
the stream resulting in the present buffer density and composition. Agricultural pasture was
established since at least 1975 adjacent to the UT on the west side and more recently following
silviculture activities in 2005 on the east side (Figure 313). Presently, the pastures on both sides
of the UT are used to paddock horses and allow grazing and access to the stream. The UT is
mapped on the Natural Resources Conservation Service's (NRCS) 1995 Person County Soil
Survey (Figure 4) and the 2019 US Geological Survey's (USGS) Hurdle Mills Quadrangle (Figure 1)
a stream channel.
14- Digit HUC Watershed Description and County Land Use
The Project UT is located in the Flat River (Lake Michie) (HUC 03020201010020), specifically the
South Flat River Hydrologic Unit (HU), that ultimately drains to Falls Lake. According to the 2018
RBRP, 5% of the approximate 57 square mile watershed is developed, and 57% is in forest or
wetlands. The remaining 38% of acreage consists of agriculturally related land uses. There are
153 miles of stream channels in the drainage area and 23% of those streams are not currently
buffered in this water supply designated watershed.
Person County remains mostly undeveloped aside from the areas in and surrounding the City of
Roxboro. The County's population increased 6.3% since the 2010 census.
Soils and Geology
Elevations at and surrounding the Project Site are nearly level to gently sloping. Soils underlying
the area are mapped as loams and consist of the Mecklenburg and Chewacla-Wehadkee series.
Specific soil mapping units are listed in Table 2.

The Agreement shall run with the land and shall be binding upon and inure to the benefit of the
parties hereto, their respective heirs, legal representatives, administrators, successors, and assigns.
4. This Memorandum shall expire, and the Agreement shall no longer run with the
land, or be considered a cloud upon title, upon the earlier to occur of (i) a termination of the
Agreement by Buyer (subject, however, without limiting any rights Buyer may retain which
survive a termination of the Agreement); (ii) the conveyance and subsequent recording of the Deed
of Conservation Agreement from Seller as contemplated by the Agreement; or (iii) the date that is
two (2) years from the day and year first above written.
