Hi Rhonda,
I just look through your plans and it seems to me that you have an estimate of the amount of imperviousness needed to
size stormwater BMPs. You have shown anticipated footprints and square footages of all the buildings, parking areas
and road network. Since we (DWQ) are reviewing and approving the SMP for the project, this is what you need to
h! 1:
(1) Drainage area map of entire site showing proposed stormwater BMP(s) for each drainage area. The entire site
must be treated with BMP devices meeting at least 85% TSS. The BMPs should be clearly identified and shown
with sizing information on the plans so we know that you have enough space allotted for each treatment device.
(2) For Phase One: Complete SMP information must be submitted for review-these include design calcs, full size
grading and drainage plans, Supplement Forms and Required Items Checklist along with all items listed therein,
and notarized and Operation and Maintenance (0 & M) Agreement(s) for the selected BMP(s). The Supplement
Forms and sample copies of the 0 & M Agreements are available at

Mr. Gyamfi-
I am working to revise the stormwater plans for the Foothills Commerce Center in Cleveland County. Phase One of the
project includes the main road into the property, one graded building pad, and water, sewer, erosion control, and
stormwater for Phase One. Future phases will include a number of other buildings - our conceptual plan shows nine
buildings total on the 152 acre site.
For Phase One permitting, what do we need to show? As we do not know what the actual building layout will be (if an
industry comes in and wants to build one large building where we show three smaller ones, they may), how precise do
we need to be with our future stormwater design, due to the unknown future impervious areas?

Joseph Gyamfi in the central office in Raleigh can clarify your needs regarding SW. AT minimum "conceptual" SW will
need to be shown on the plans to show that at build out the entire site will have SW BMPS

Mr. Johnson-
Per our phone conversation yesterday about the Foothills Commerce Center - Phase One in Cleveland County, I am
working on a plan and profile/cross-section of the proposed sewer and future culvert and water crossing of Little
Beaverdam Creek. I will e-mail you drawings when they are ready.
You had also mentioned that we needed to indicate on our plans that stormwater for full conceptual buildout was
considered. You stated that someone else was in charge of that type of review and that you would forward me his
information. I look forward to receiving that information so that we may determine exactly what he will be looking for
and we can check our design again.
