I have included area 6 and 10 in this email. I am still working on area 8. Area 6 We were able to make this area work by designing a 2-tier retaining wall. The current design called for a retaining wall followed by a side-slope to the property line. By installing a second wall near the impact, we can eliminate this impact. The side-slope will still exist on either side of the second retaining wall. I have attached an exhibit showing this. Area 10 This is the area near the theater. We have been working through several iterations. I have attached our revised detail in 2 versions. One with the contours turned on and the other turned off. The exercise here was to find a balance between parking and impact. The following are the parking requirements. Parking Required aC,. Area 10 Bowling -16 lanes * 4 spaces per lane = 64 spaces Theater - 2200 seats * 1 space per 3 seats = 733 spaces Retail - 15000 SF * 3.5 spaces per 1000 SF = 52 spaces Total required = 849 spaces Parking Provided (cil Area 10 Previous layout provided = 752 spaces Current layout provided = 672 spaces The previous version was under the required parking too, although the Town will also look at the overall parking ratio. This proposed change has eliminated 80 parking spaces. It makes the disparity between required and provided parking greater, which we are working through with the tenant. I estimate the alteration has preserved close to 300'. Please review the attached exhibits and let me know if we are heading in the right direction.
