STORMWATER NARRATIVE
Cobblestone Village Subdivision is located in Brunswick County in the Sunset Beach area. The
project area is located off NC 179 in the Sea- Trail development. - The developer proposes to
construct roads, and install water utilities to serve 56 residential lots. The total project area is 18.442
acres. The initial plan proposed 57 residential lots. There are now 56 residential lots. Lot number 6
has been combined with lots 7 and 8 to form lots 7 and 8.
Lot 6 was allocated 2909 SF of impervious area. The road area has been reduced by 869 SF due to a
smaller area in McAuley Court serving lots 10 thru 14. The impervious allocation for lot 13 has
been reduced to 2554 SF from 2909 SF. A total of 3924 SF has been redistributed among the
remaining lots as shown on the impervious area allocation table. None of the redistributed
impervious allocation creates a pocket of high density and the overall density of the project has been
maintained at the originally permitted amount of 237,491 SF which represents 29.563% of the total
