Thigpen - 352 Waterway Drive Project Narrative
The purpose of this project is for the construction of a single-family home,
which will contain fill
on the upland portions of the existing residential lot and approximately
1160 square feet of fill
within adjacent, jurisdictional 404-wetlands. In order to minimize the amount
of 404-wetland fill
needed, a home with a smaller footprint was chosen and the home will be
constructed at the 50'
minimum required setback from the front property line, along Waterway
Drive. The front porch
and deck will be constructed within the 50' setback with a variance from the
HOA, also
minimizing the total impact. Additionally, the wetland fill will not extend
behind the home
with the sloping used for stabilization located under the home and not
behind the home.
This will be a typical construction of a home on pilings, which will include a
driveway, yard, and
required utilities.
