SPC Mechanical is planning to build a commercial HVAC manufacturing
facility on the site. The proposed site plan avoids the FEMA 1 % floodplain
and riparian buffers along Little Creek, but a small %etland on an unnamed
tributary along the south edge of Gannon Ave is unavoidable. On Sept 1,
2019, Samantha Dailey of USACE confirmed that the channel Wthin the
affected %etland is NOT a stream, and Cheng Zhang of NCDWR confirmed
that the tributary is NOT subject to Neuse buffers. The proposed
permanent impact Wll be 3,556 sq.ft (0.082 acre) of wetland, mostly non -
forested. There is no temporary impact to %etlands, streams, or Neuse
buffers. Runoff from developed areas on the site will be routed to a
stormwater detention basin and discharged onto a riprap dissipator at the
edge of the vvetland and floodplain along Little Creek. See attached site
plan.
