The site is being developed as a single family residential development. The property currently drains away from the existing roadway toward the center of the property. An existing earthen berm/ ridge parallels the southeastern edge of the wetlands. The proposed subdivision will utilize vegetated roadway ditching to convey runoff through the site, through the existing berm, and into the wetlands in the northern part of the property. The site meets the qualifications of a low density development. The average density for the development is 0.92 units/acre compared to the maximum of 2 units/acre to satisfy the requirements set forth by NCDEQ. New paved roads are to be constructed for the subdivision.
