This site is currently undeveloped. The site is being developed as a single family
residential development. A portion of the proposed development currently drains to a
low in the southwestern end of the property and the remainder of the proposed
development currently drains to the east. The proposed subdivision will maintain the
general existing drainage pattern and will utilize vegetated roadway ditching to convey
runoff off -site into adjacent undeveloped land.
The site meets the qualifications of a low density development. The average density for
the development is 1.24 units/acre compared to the maximum of 2 units/acre to satisfy
the requirements set forth by NCDEQ. New paved roads are to be constructed for the
subdivision.
Based on our study and review of the NCDEQ BMP manual and NC Session Law 2006-
246 Section 9 paragraph c, Currin Hill Subdivision meets and/or exceeds the
requirements and intent for low density development.
