This project is for the construction of residential developments in Garner,
North Carolina. Timmons Group is planning to submit a PCN on behalf of
RST Development, LLC.
The Site encompasses approximately 272.2 acres and is located in Garner,
North Carolina within Wake County (See Figure 1. Vicinity Map). The Site is
bound by residential development and mixed hardwood and pine forests to
the north, east, and south. The Site is bound to the west by Highway 401,
residential development, and mixed hardwood and pine forests. The Site is
located within the Piedmont Physiographic Province.
The Site is occupied by mixed hardwood and pine forests, cattle farming,
and silviculture land use. In addition, 24 wetland and 13 stream features
were found within the Site (See Figure 6. Preliminary Wetland and Waters
of the U.S. Delineation Map). The Site is located within the Neuse River
Basin in the Lake Benson -Swift Creek Subwatershed (030202011002).
Surface water on -Site generally drains east to north-east by unnamed
tributaries and eventually into Swift Creek. According to the FEMA FIRM
Panels #3720079000J and #3720069900J (effective date 5/2/2006) the
site is located within Zone X, which is an area of minimal flood hazard.
Impact Maps are being amended but are anticipated to involve three road
crossings which will require stream crossings as well as minor wetland
impacts for road grading.
