Hi Justin,
I just spoke to the developers to clarify. They want to dedicate all public sections of the gravity line, the pump station, and
the forcemenin to City of Greensboro. They will retain ownership of the private sections of the gravity sewer. If you need a
DEV just let me know they can get it back to us quickly.
Thanks,

John,
I did a quick review of these applications. One thing I didn't see was a completed Developer's Operational Agreement for
each, which is required unless the Developer intends to retain ownership upon completion of the sewer extensions. Can
you provide that clarification? Thanks.

Justin,
Per our phone conversation yesterday I am submitting Fast Track Applications for The Retreat At 68 North. Both public
and private applications are endorsed by the developer rather than The City of Greensboro as we discussed with
the understanding that the City takes over operation and maintenance of the public sections only after the Engineer's
certification is accepted. If this looks OK, I'll get two check for $480 up to you asap. Please let me know if you need
anything else.
Thanks,

John,
The Division really has no preference as to whether the "whole" project is proposed initially or whether the project is
proposed in phases. However, private sewer extensions must be proposed and applications submitted separately from
public sewer extensions. Yes, the applicant listed on the application would be the owner, unless a Developer's
Operational Agreement is requested with the application.
Do you plan to request flow for the outparcels with unknown uses as part of the initial permit request? If so, you may
want to request flow in accordance with 15A NCAC 02T .0114 (d) provided the projected uses are non-residential.
Hope this answers your questions, but feel free to contact me if you have any additional questions. Thanks.

Justin,
Good morning. I've been working with Shane on a new project just north of the airport here in Greensboro. We are getting
to the point in the design process that I need to start on the sewer permit. The project will consist of multifamily
apartments, flex space in a small one building strip shopping center, a medical facility that I think will be outpatient
procedure only, and several outparcels that have undetermined uses at this time. The project has both gravity sewer lines
and a pump station. There will be a gravity stub out for potential future development off site as well. Part of the sewer will
be public - the pump station, the force main, the off site sewer outfall to make the connection, and the gravity stub out for
future development. Everything else will consist of private 8" gravity lines on site. All that being said, I'd like to have your
guidance on how you would like to process the permits. Shane and I discussed submitting everything including the pump
station as one Fast Track. I assume the owner would be the applicant in that case. I assume that we would certify
everything at the end of the project. Greensboro is reviewing the pump station design and gravity sewer design and water
utilities and we will be resubmitting engineering drawings hopefully this week.
Shane please add any of your comments if any when you get a chance.
Thanks,
John A. Butler
