The designation Grantor and Grantee as used herein shall include said parties, their
heirs, successors and assigns, and shall include singular, plural masculine, feminine or neuter
as required by context.
WITNESSETH, that the Grantor for a valuable consideration paid by the Grantee, the
receipt of which is hereby acknowledged, has and by these presents does grant, bargain, sell
and convey unto the Grantee in fee simple, in and to all that certain lot or parcel of land situated
in Rowan County, North Carolina, and more particularly described as follows. -

BEGINNING at an existing iron, said existing iron being a common corner
with Dewayne Hodges (DB 651 — PG 007) and further being in the
Southwesterly margin of the right of way of South Main Street (Old 80) and
thence with the Southwesterly margin of the right of way of Old 80 South 53
degrees 09 minutes 56 seconds East 248.69 feet to a nail set in the paved
portion of Rowan Street; thence a line within the paved portion of Rowan
Street South 55 degrees 38 minutes 00 seconds West 619.81 feet to a nail
set being in the line of James Edward Austin (DB 611 — PG 730); thence
with Austin North 39 degrees 19 minutes 25 seconds West 104.00 feet to a
1-inch rebar found at the base of a cherry tree; thence North 24 degrees 45
minutes 58 seconds West 192.64 feet to a one-half iron pipe; thence North
50 degrees 58 minutes 41 seconds East 288.34 feet to a nail at the base of a
1-inch iron pipe being a common corner with Dewayne Hodges; thence
with Hodges three lines as follows: (1) South 37 degrees 03 minutes 28
seconds East 95.43 feet to a 5/8-inch rebar set, (2) North 55 degrees 45
minutes 22 seconds East 114.50 feet to a nail at the base of a %-inch rod,
and (3) North 48 degrees 52 minutes 24 seconds East 111.50 feet to the
point and place of BEGINNING, and being 3.561 acres as shown on a
survey and map entitled: "Survey for: Annie Lou Miller Bringle," prepared
by Riley O. Gobble, Jr., PLS, L-3750, dated 03/2212004, revised 07/26/2004.

simple, has the right to convey the same in fee simple, that title is marketable and free and clear
of all encumbrances, and that Grantor will warrant and defend the title against the lawful claims
of all persons whomsoever except for the exceptions herein after stated.
Title to the property hereinabove described is subject to the following exceptions:
Easements, restrictions, and/or rights of way of record.
Delinquent taxes, if any, to be paid by the closing attorney to the County Tax Administrator upon
