Mr. Caldwell,
I've reviewed the PCN application for the Cameron Commons development in Mecklenburg, and I have a few
recommendations.
1. Due to concerns of headcutting, we do not recommend burying culverts if slopes will be greater than 2%.
2. We suggest reducing the impacts to streams. The developer should consider connecting Deer Chase Lane to the
portion of the development to the west-northwest and northeast rather than #2 Stream L Impact and #3 Stream
A Impact.
Another option is to consider using a bridge for the road crossings or using stream simulation design to install a
bottomless culvert where footers are positioned outside the bankfull and storm surge.
3. Maintain or establish a minimum 100-foot native, undisturbed forested buffer along each side of perennial
streams and 50-foot native, undisturbed forested buffer along each side of intermittent streams and wetlands.
4. The size of the stormwater BMPs can be minimized by implementing Low Impact Development (LID)
techniques. LID techniques use natural vegetation and topography to treat stormwater on site. This can save
enough space for additional lots because large stormwater ponds may not be needed.
