Ross Massey, PE RE: Thales Academy - Chatham Park DATE: June 1, 2020 Existing Site Information The project site is located along Vine Parkway within the Chatham Park development site. The site's existing condition is undeveloped woodlands ~- and is park of the Chatham Park Development Project. This project does not impact any existing wetlands and is not known to be within any Water Supply Watersheds. The latest version of the United States Department of Agriculture Soil Conservation Service Soil Survey of Orange County, North Carolina map indicates that the on -site soils are predominantly Georgeville Silt Loam & Nanford Badin which is classified as Hydrologic Soil Group B. Per FEMA Flood Insurance Rate Map 37109751003, dated February 2, 2007 the project is within Zone X and no 100-yr Floodplain is present, but the 500-year flood elevation does impact the southern portion of the site. Proposed Site Improvements Proposed development on the site will include the clearing of existing woodlands and all other site features within the new project footprint. Once demolition of the existing site has occurred, a 3-story elementary school building will be constructed. Accessible sidewalks, parking lot, green space and on site bioretention area trail will be provided to allow for access in and around the site. Existing sewer leaves the proposed building traversing north to southwest and is collected at Vine Parkway. Additionally, the proposed water is looped around the site starting from the northern drive aisle and ending at the southern drive aisle along Vine Parkway. Utility improvements include the addition of an 8" sewer to be tied into an existing system & an 8" waterline loop onsite tying into an existing water main at two point. If so, the size of the pipe must be a minimum 8" since it's a "public" line (owned by Pittsboro). If the 158 linear feet is needed and is to remain a "private" line (private ownership), it's acceptable to leave the line as a 6" line, but we'll need an application and fee to permit the construction and operation of this line.
