THIS GENERAL WARRANTY DEED, made and entered into this the 15th daffy of July,
2020, by and between IMMANUEL EVANGELICAL LUTHERAN CHURCH, a North Carolina -
nonprofit corporation, Grantor (the address of the Grantor is: 2070 Emanuel Church Road
Rockwell, NC 28138); and HAMMILL CONSTRUCTION COMPANY, INC., a North Carolina
corporation, Grantee (the address of the Grantee is: 5051 St. Stephens Church Road, Gold Hill,
NC 28071).
That the Grantor in consideration of the sum of Ten and No/ 100 Dollars ($10.00) and other
good and valuable considerations paid to the Grantor by the Grantee, the receipt and sufficiency
of which hereby are acknowledged, has granted, bargained, sold and conveyed and by these
presents does grant, bargain, sell and convey unto the Grantee, said parry's successors and assigns,
the following described property to wit:

belonging to the Grantee, said party's successors and assignsI forever.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee
simple, has the right to convey the same in fee simple, that title is marketable and free and clear of
all encumbrances, and that Grantor will warrant and defend the title against the lawful claims of
all persons whomsoever, other than the following exceptions:
Any and all valid covenants, conditions, easements, rights of way and restrictions of record,
and ad. valorem taxes for the current year, which shall be prorated at closing.
The property hereinabove described was acquired by Grantor by the estate of ,
Cabarrus County estate file 87-E-201; also see deeds recorded in Deed Book 361, Page 212, and
Deed Book 450, Page 484.
All or a portion of the property herein conveyed does not include the primary residence of
a Grantor.

Lying and being in No. 7 Township, Cabarrus County, N.C., on both sides of Little Dutch Buffalo
Creek adjoining the lands of James A. Fink, R.G. Kluttz, BJ. Hammill, Frank B. Hammill and
others and lying on both sides of the Concord Road as shown on map drawn by Brown Eng. Co.,
June 15d', 1966, showing metes and bounds as follows:
BEGINNING at a point in the intersection of the Concord -Gold Hill and Mt. Pleasant Road (a
corner of Van T. Kluttz land drawn this date) and runs with the center of Mt. Pleasant Road S. 25-
40 W. 548.6 feet to a stake on the West bank of said road, corner of Fred Hammill land; thence
with two of his lines I". N. 57-36 W. 332.5 feet to a stake; 2"d. S. 24-25 W. 201.0 feet to an iron
pin, corner of W.M. Snyder land; thence with his line S. 16-41 W. 315 feet to an iron pin in -the
line of James A. Fink land; thence with two of Fink's lines as follows: 1". N. 57-49 W. 452.7 feet
to an iron pin; 2nd. N. 30-46 W. 1066.3 feet to a stone, corner of R.G. Kluttz's land; thence with
his line and crossing the Concord -Gold Hill Road N. 12-30 W. 1518.0 feet to a stone in Billy J.
Hammill's line; thence with three of Hammill's lines: I". S. 67-314 E. 1360.0 feet to a stone; 2"d.
N. 28 E. 456.0 feet to a stone, corner of Harley Wagner's land; 3cd. thence with B.J. Hammill and

land deed made this date; thence with his line S. 24-57 W. 714.5 feet to an iron pin; thence with
his line S. 41-35 W. 744.7 feet (passing an iron pin at 713.4 feet) to a point in the center of the
Concord -Gold Hill Road; thence with center of said road N. 72-35 W. (crossing creek) 455.0 feet
to the BEGINNING, containing 106.4 acres, more or Iess.
