right to convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and
that Grantor will warrant and defend the title against the lawful claims of all persons whomsoever, other
than the following exceptions: Easements, covenants, conditions and restrictions of record; 2019 ad
valorem taxes, not yet due and payable; and utilities physically located on the property.

File 19 at Slides 108-109, in the Office of the Register of Deeds of Transylvania County, North Carolina,
to which reference is made for a greater certainty of description.
AND BEING the same property described in deed recorded in Book 783 at Page 1 of the Office of the
Register of Deeds of Transylvania County, North Carolina.
