Markups should be returned with revised plans. Note policy clarification: If there are any departments that have not returned comments, they have been noted as "Comments pending as of this date: ' Plans should not be returned for re- review until all departmental comments have been received. Plans resubmitted for re-review prior to receipt of all departmental comments will be subject to re-review fees if there are any outstanding comments from those departments whose comments are received after the date of this transmittal, and those subsequent comments require another re-submittal to address them. Once all corrections have been made, return one copy for each department making a comment, plus two extra copies for the Development Review Board (DRB), if applicable, along with the comments and a written response to each comment indicating how and where the comment was addressed on the revised plans. Revised plans should also be highlighted or "clouded" to clearly distinguish the corrections or changes made, even when the changes were not directly in response to the corrections. Plans without the highlighted changes on the plan and comments with written response for each comment will not be accepted for re-review. These plans should be folded and returned to the Planning Department for distribution according to the published re-review schedule. Additional re-review cycles may be required if comments are not completely addressed. All Final Plats that are not exempt must be presented to the DRB for final approval. All corrections MUST be completed by the Wednesday evening prior to a scheduled DRB in order to be placed on the agenda. Final plats may be placed on the DRB agenda with minor corrections after the completion of re- reviews, as determined by the case planner. Exempt Final Plats are not reviewed and approved by the DRB, but by the Planning Department. Comments that are not addressed sufficiently or completely may incur re-review fees in the amount of half the original submittal fee, up to a maximum of $3,500, plus 4% technology surcharges, for each re-submittal after the first re-review. We suggest that you contact each person making comments to assure understanding and adequate response to the comments. Please note that the ordinance requires that the plans be returned within 90 days or the case will be considered withdrawn and the applicant must resubmit a new application package (correct number of plans, application form and review fee) for review. Additionally, any final plats will expire if not recorded within 180 days (UDO) or 90 days (Zoning Ordinance) after the approval date, in which case the applicant must resubmit a new application package for review.
