Dear Mr. Heim:
Our office previously submitted a Fast Track Permit and other required documentation for two
adjacent residential subdivisions. One subdivision is Cantrell Hills, a proposed 192 single family lot
subdivision. The other is The Townes at Stonecrest Subdivision which is a 142 unit townhome
subdivision.
The developer will be building developed lots and then selling them to a homebuilder. Therefore
the number of bedrooms is currently unknown and may vary from 2 BR, 3 BR, or even 4 bedroom
homes. We understand that for each of these two proposed projects, the wastewater design flows
should be estimated from 15A NCAC 02T .0114 which states that a flow rate of 120 GPD per
bedroom be used. Therefore we find it reasonable to consider an average of 3 bedroom dwellings
and that the anticipated flow should be as follows:
Cantrell Hills = 192 Lots x 120 GPD/Bedroom x 3 Bedrooms = 69,120 GPD
Townes at Stonecrest = 142 Units x 120 GPD/Bedroom x 3 Bedrooms=51,120 GPD
