All those certain tracts or parcels of land lying. and being in Chowan County, North Carolina and being
more particularly described as follows:
Tract I
Beginning at an iron rod set at the southwestern comer of the property conveyed to Chowan County pursuant to
deed recorded in Book 103, page 469 of the Chowan County Public Registry, and running thence from said point of
beginning N 82 deg. 59 min. W 1.81.70 feet to an existing iron rod (C) located in a property line of the property
previously conveyed by deed recorded in Book 246, page 329 of said Registry, cornering; thence N 07 deg. 01 min.
E 12.00 feet to a set iron rod, cornering; thence S 82 deg. 59 min. E along a new line for the Grantor herein 181.70
feet to a set iron rod, cornering; thence S 07 deg. 01 Erin. W a distance of 12.00 feet to the iron rod set at the point
and place of beginning and containing 2,180.40 sq. ft. according to plat of survey dated July 16, 2003 entitled in part

Co. Registry,. reference to which is hereby made for a more particular description.
There is conveyed herewith a perpetual right-of-way 25' in width for the purposes of ingress, egress, regress and Elie

other adverse circumstance affecting the Title disclosed by plat(s) recorded in Map Book 7, Page
55, Chowan County Registry.
J. Any discrepancy, conflict, access, shortage in' area or boundary lines, encroachment,
encumbrance, violation, variation, overlap, setback, easement or claim of casement, riparian right,
and title to land within roads, ways, railroads, watercourses, burial grounds, marshes, dredged or
filled areas of land below the mean, highwater mark or within the bounds of any adjoining body of
water, or other adverse circumstance affecting the Title that would be disclosed by a current
inspection and accurate and complete land survey of the Land.

egtiiprttent being a part of the water distribution system of the former Marine Corps outlying field
as the main lilies of the said system may be presently situated on the Land, together with any
